At the 10th International Green Building and Building Energy Conservation Conference and New Technology and Product Expo held recently, the reporter interviewed some green building-related companies and proposed to discuss these issues with the first-line practitioners.

Real-time monitoring of the management platform

When high-energy-consumption buildings have become an inevitable obstacle in China's sustainable development process, the promotion of building energy-saving has also become one of the key points for the successful implementation of the “12th Five-Year” energy-saving and emission reduction targets.

However, people are dazzled when green building-related technologies and products compete. How to judge the green building? Can various indicators meet the requirements? According to statistics, as of the end of 2013, a total of more than 1,000 green building evaluation and signage projects have been evaluated across the country, of which only 300 three-star green building signs have been identified. "Now that some buildings are built, they don't care. In fact, they should be considered early in the design process," said Xie Lu.

In fact, the cost of monitoring green buildings using energy management platforms is not high. According to reports, the use of this platform to test the building, converted to less than 5 yuan per square meter input, for the overall investment in construction is only a fraction of a hair. And companies are reluctant to use it. They simply feel that they are not profitable.

Green certification helps run, certification depends on self-consciousness

As an integral part of ensuring the smooth implementation of green buildings, the certification of green buildings is also a matter of considerable concern. Beijing Da Shi De Run Energy Technology Co., Ltd. is a company specializing in green building standard consulting services and commissioning, measurement and testing, and other professional energy-saving services. Yu Xi, the company's technical manager, told reporters: “Now the country is vigorously promoting green buildings, basically Most new construction projects must be built with relevant certification standards, especially the protection of housing and some high-end commercial buildings."

It is understood that LEED certification is a 25-year international green building evaluation system developed and implemented by the US Green Building Council (USGBC) responsible for the development and promotion. However, in China, LEED certification is mainly for high-end customers, such as foreign companies or CBD regions. In addition, when some foreign companies invest in foreign companies, if they are involved in renting some buildings or sites, they will be required to meet this standard.

Another certification standard, the Green Building Evaluation Mark (“Green Label”), is currently being vigorously promoted by the Chinese government. According to reports, this is China's first recommended national standard, emphasizing the “four sections and one environmental protection” green concept of “saving land, saving energy, saving water, saving materials, and environmental protection”. Since 2006, Green Label has become one of the most mainstream green building certification systems in China.

“The current architecture will use green building technology in its design. This is mandatory. Now it is being widely promoted, and some government projects have taken the lead as demonstrations,” Yu Xixi said.

In spite of this, for the current development of the green building certification system, there are still some problems that “the country has standards and companies do not implement or enforce enough”. In this regard, Yu Xijun said frankly: “The green label certification by domestic developers is first and foremost because they have to follow national policies. Then there are some subsidies and incentives for the country. When it is used, it can save energy and reduce carbon dioxide emissions. As for how companies can strengthen society A sense of responsibility also requires government guidance."

“From our perspective, we must also actively help developers to do such certification. From the designer’s point of view, it is necessary to consider the use of green technology as much as possible from the very beginning of the design. This requires self-consciousness. Yu Xilu added.

In fact, from the perspective of the market, the real reason that can really promote developers and other related organizations to carry out green building certification is probably still from the perspective of economic interests. For enterprises, there is nothing wrong with chasing interests. How to make corporate interests and social responsibilities and public interests prosper and win together and lose money at the same time may require the vigilance and self-consciousness of all parties.

At present, environmental issues have become the focus of much attention, and the heavy pressure from smog and sewage has once again set off an upsurge of green construction. Undoubtedly, our country's green buildings will take advantage of the situation and thrive. However, how can we avoid shouting? How to ensure its steady and sustained healthy development? It is undeniable that the arrival of the era of green building prosperity indeed requires some more down-to-earth actions.

The evaluation content of China's green building signs includes six aspects of indicators. The specific indicators in each major index are divided into three categories: control items, general items, and optimization items.
